Planned Maintenance vs Filter Maintenance
The old saying "you get what you pay for" is so very true when talking about
building maintenance.
What you should be asking is: How much time should be
spent on maintaining our building heating and air conditioning equipment.
Some maintenance companies may figure on "buying" their way into a company with
a low maintenance price, then making up their profit by over-charging on repairs.
With very low maintenance agreement pricing, all you may be buying is enough time
for any apprentice to dash through your building replacing dirty filters.
Enough time should be allowed to properly inspect, especially in spring and fall,
the various safety items and other parts critical to the proper operating and longevity of your equipment.

repair items before they're neglected and become expensive problems.
Planned maintenance is designed to prevent any major breakdowns from occurring
and the only way to accomplish this is to take the necssary time to thoroughly
check all the little switches, relays, limit controls, pressure switches,
crankcase heaters, pilot assemblies, etc. The "changing of the filters" part is easy.
Unfortunately, poor maintenance practices may not become apparent to the end
user until two or three years have passed--sufficient time for equipment to really deteriorate.
